Best Neighborhoods in Arroyo Grande, CA

 

Arroyo Vista is a small city of 18,000 residents with a homey feel and moderate weather. It’s near Santa Maria and San Luis Obispo, so you can always enjoy a wine tour in the former or check out the historic mission in the latter.

 

Home to California Polytechnic State (Cal Poly) and San Joaquin Valley College, Arroyo Grande is a college town, so if you’re a student, you’re sure to make friends and find places to hang out. Parents will be glad to know that there are excellent schools in the area, with an average of 23 students per teacher.

 

You do pay for the beauty, as Arroyo Grande can be an expensive place to live. The median price of a home is around $700,000. We’ll look at the cost of living in our five neighborhoods in more detail. Keep in mind, too, that the median household income is around $85,000.

 

Oak Park Leisure Gardens

 

The neighborhood of Oak Park Leisure Gardens has sunny, tree-lined streets and is near handy shopping centers with a Walmart, Trader Joe’s, Orchard Supply Hardware, and a lot of restaurants. This community also has a sauna and clubhouse for residents to enjoy. There is a homeowners association (HOA), and the fees are $175 per month.

 

The schools in the area are considered excellent by most residents with children, earning positive reviews on neighborhoods.com.

 

The median sales price for a home here is about $410,000, but homes range from $130,000 to $415,000, according to neighborhoods.com. Most homes are medium-sized. Expect to find something on the higher end, but you may find a smaller place that matches your needs.

 

Highlands

 

The medium-sized homes that predominate in Highlands are of high value, so you’ll see much higher prices here. The median sales price of a home in Highlands is $875,000, but homes range from $255,000, way up to $1.24 million. The association fees, though are surprisingly low, just about $20.

 

Visit Highlands and you’ll understand why the cost of living is higher here. This is a gorgeous, hilly area full of trees and great views. The homes look well-built with immaculately maintained landscaping. Homes are also well spaced apart in this region, in some cases you might have to walk up to half a block between homes. 

 

The schools here also have a seven out of 10 rating on neighborhoods.com, so not only is this a lovely place to raise your family, it’s a great place for your kids to attend school.

Rancho Grande

This area is so spacious and tree-filled, at times you may feel like you’re living in a forest. This is a very upscale area of Arroyo Grande with large homes in a high price range. 

 

The median home sales price is about $950,000, and homes range in price from $350,000 to $1.25 million. Association fees are commensurate with home prices, costing about $370 a month.

 

The schools here have a seven out of 10 rating on neighborhoods.com. If you can afford it, this is a great place to live and raise a family.

 

Wildwood Ranch

Wildwood Ranch provides medium and large homes in a quiet community. Here, you’ll find dozens of lovely homes, a tennis court, and a clubhouse.

 

The median sales price for a home in Wildwood Ranch is around $650,000, although home prices range from $230,000 to $680,000. Association fees will set you back a bit at $470 per month. As with the other neighborhoods mentioned so far, schools receive an average rating of seven out of 10 on neighborhoods.com.

 

Centurion Estates

Homes in Centurion Estates are thought of as competitively priced, though this is another upscale area. This small community has a dozen or so ranch-style homes surrounded by trees and greenery.

 

The median sales price of a home here is about $800,000, but prices range from $345,000 to $970,000. The schools here don’t receive quite as high a rating as the others have, but a six out of 10 score is not too far off. The association fees are quite reasonable, too, at $60 per month.
